Lowe; thence with the line of George T. Lowe, North 69 deg 25' 22" West 139.60 feet to an iron pin, said iron pin being the southwest corner of George T. Lowe and located in the eastern margin of South Main Avenue; thence with the eastern margin of South Main Avenue, South 24 deg 19' 25" West 221.0 feet to an iron pin corner in the northeastern corner of the intersection of South Main Avenue and Holly Street; thence with the northern margin of Holly Street South 85 deg 18' 12" East 212.30 feet to the point and place of Beginning, and containing .77 acres, according to a survey entitled "Boundary and Physical Survey for Garvie R. Setzer and wife, Joyce S. Setzer", dated February 27, 1985, by Timothy D. Turner, Registered Surveyor. Together with improvements located thereon; said property being located at 7 East Holly Street, Maiden, North Carolina. Trustee may, in the Trustee's sole discretion, delay the sale for up to one hour as provided in N.C.G.S. §45-21.23. Should the property be purchased by a third party, that party must pay the excise tax, as well as the court costs of Forty-Five Cents ($0.45) per One Hundred Dollars ($100.00) required by N.C.G.S. §7A-308(a)(1). The property to be offered pursuant to this notice of sale is being offered for sale, transfer and conveyance "AS IS, WHERE IS."
